The short answer
An N/A plot is a piece of land that has been converted from agricultural use to non-agricultural use. In north Karnataka, buyers use the shorthand "N/A" for land that is cleared for building homes, villas and similar uses.
Why the conversion matters
Agricultural land is meant for farming. Before you can build a house or sell the land as residential plots, it needs an official conversion for non-agricultural use. A converted plot has a clear, recorded purpose, which is why buyers who plan to build look for one.
What a good N/A layout looks like
The best layouts are planned, not improvised. Look for marked plots, internal roads of a proper width, drainage and space for common areas. These details are shown in the approved layout plan, so ask to see it and compare it with what is on the ground.
What to check
Ask for the conversion order, the approved layout, the land records and the title documents. Check that the plot number, the area and the boundaries match across all of them. A property lawyer can review them before you sign.
Who it suits
N/A plots suit people who want to build soon, or who want a clearly defined residential plot to hold. If you prefer open land for a farm or a retreat, farm land may fit better.
